§ 12. Agricultural District.
12.1. This district is intended to provide an area primarily for agricultural and low density residential development. This zoning district is to encourage large lots, open space and low density of population through Single-Living Unit residential development in an agricultural environment.
The provision of these zoning regulations shall not be exercised so as to require permits with reference to land used for agricultural purposes, or for the maintenance, repair of extension of farm buildings or farm structures.
12.2 Uses Permitted.
The following uses of property, buildings, or structures:
Dwelling, single-living unit
Accessory building
Agricultural use, building or activity
Church, on a minimum of three (3) acre loot [lot]
Pier, boathouse, slip, etc.
Ponds for livestock, fish or fowl.
Utilities, on a minimum three (3) acre lot
Hunting during open seasons
12.3 Uses permitted on review by the planning commission and approval by the city council.
Golf Course, except miniature course or driving range operated for commercial purposes
Home Occupations
Park and Playground
Public Library
Public or Private Schools
Aquiculture
Telecommunications facilities, meeting specific requirements
12.4 Area and Set-back Regulations.
Front: Setback shall be a minimum of thirty-five (35) feet or as specified in Article III, section 2.
Side: Setback shall be a minimum of ten (10) feet, except that on a corner lot the side yard abutting a street right-of-way shall be the same as the required front yard.
Rear: Setback shall be a minimum of twenty-five (25) feet measured from the rear main building line to the rear lot line. Unattached accessory structures may not be located within five (5) feet of a rear lot line, or ten (10) feet of a side lot line, and shall not be located closer than sixty (60) feet to the front lot line.
Accessory structure: Shall not exceed twenty (20) percent of rear yard area limited by setback requirements.
Lot width: Shall have a minimum of one hundred (100) feet at building setback line, and forty (40) feet on a public or platted street.
Lot area: Shall have a minimum of twenty thousand (20,000) square feet. For lots not served by sanitary sewer service, the requirements of Article VII, section 1.1, paragraph (e) shall apply.
Height regulations: No structure, except telecommunications towers, shall exceed thirty-five (35) feet.
Lot coverage: For main and accessory buildings, or structures, a maximum of fifteen (15) percent of lot area.
