§ 2. R-l-A Single-Unit Residential District.

  • 2.1. General description. This is a residential district to provide for medium population density. The principal use of land is for single-living unit dwelling.

    2.2. Uses permitted.

    (a)

    Any use permitted in an R-l Single-Unit Residential District, but subject to the requirements thereof.

    2.3. Conditional uses: Require review and approval by the planning commission. See Article VII, section 10.

    Any use permitted on review in a R-l Single-Unit Residential District, but subject to the requirements thereof.

    2.4. Area and setback regulations.

    Front: Setback shall be a minimum of twenty-five (25) feet or as specified in Article III, section 2.

    Side: Setback shall be minimum of ten (10) feet, except that on a corner lot the side yard abutting a street right-of-way shall be the same as the required front yard.

    Rear: Setback shall be a minimum of twenty-five (25) feet measured from the rear main building line to the rear lot line. Unattached accessory structure may not be located within five (5) feet of a rear lot line, or ten (10) feet of a side lot line, and shall not be located closer than sixty (60) feet to the front lot line.

    Accessory structure: Not to exceed twenty (20) percent of rear yard, limited by setback requirements.

    Lot width: Single-living unit: A minimum of seventy (70) feet at the front building setback line and forty (40) feet on a public or platted street at the right-of-way line. Corner lots shall have a minimum width of ninety (90) feet at the building setback line.

    Lot area: A minimum of seven thousand (7,000) square feet. For lots not served by sanitary sewer service the requirements of Article VII, section 1.1, paragraph (e) shall apply.

    Height regulation. No structure shall exceed thirty-five (35) feet in height.

    Lot coverage: For main and accessory building, or structure, a maximum of thirty (30) percent of lot area shall be permitted.

    Miscellaneous setbacks: Same as those permitted in the R-1 Single-Unit Residential District, but subject to the requirements thereof.

    Minimum living area: No new residence shall be permitted where the living area is less than one thousand one hundred (1,100) square feet in size. Where lot sizes or configurations are such that this requirement cannot be met, variances may be granted.
